How is the HafenCity Ecolabel awarded?
Certification takes place in four steps:
1. HafenCity Hamburg GmbH and the purchaser of the land make an agreement to build a certifiable building. The investor commissions an expert to set down the exact criteria for sustainability. Concrete objectives have to be fulfilled in at least three out of five categories, including the mandatory category: “sustainable management of energy resources”. The conditions are integrated into the architectural competition and are examined by the jury. Examples of buildings currently in this phase, in some cases with concluded architectural competitions, include Stadthaushotel and the Kühne Logistics University.
2. Based on the approved building contract and planning documentation, this is then followed by an evaluation by an independent institute commissioned by HafenCity Hamburg GmbH. Provided the building fulfills the requirements, so-called preliminary certification is possible. Buildings with this status at present include the Spiegel building, designport Hamburg and HafenCity University.
3. Once the completed building is fully operational, independent specialists prepare an inspection report. If the result is positive, the final certificate is awarded. This step is currently taking place for Unilever headquarters, soon to be followed by Centurion Commercial Center and the Katharinenschule school building.
4. The energy inspection follows a year later. If the specified target levels are not achieved, improvements must be made. If despite rectification efforts they are still not reached the certificate can be withdrawn. So far no building has reached this stage.
