How can I rent or buy accommodation in HafenCity?

Demand for homes in the new part of town is steadily increasing - as is the amount of accommodation on offer. Approximately 5,800 homes for a total 12,000 people are planned.

There are many routes to renting or buying your own home. New buildings are being completed all the time. HafenCity Hamburg GmbH’s booklet on housing, working and living in HafenCity (in German) offers an overview and also lists building projects in detail, with their respective investors and contact names. Agents are normally employed for the sale and rental of apartments that are already occupied.

In addition to investors and project developers, however, cooperative housing corporations have also developed homes in HafenCity - in future their presence will be greater.  Cooperative housing corporations make affordable housing accommodation available to their members, who enjoy more extensive rights than ordinary tenants. Membership of a cooperative housing corporation requires financial participation and is usually open to anybody.

Joint building ventures are also gaining profile in HafenCity. In this model, 20 or more households join forces to develop and build real estate jointly. Condominiums of this kind are often able to cut the costs for good quality housing well below the usual market price level. As self-organized developers they are also able to plan requirements and costs more accurately, and they are not primarily looking to make profits. Indispensable for such projects is a high degree of personal commitment - particularly during the planning phase.

The joint building venture model can be adapted to varying degrees of participation. “Free” joint building ventures get together on their own initiative and then purchase a site. Other joint ventures arise when a site is acquired, for instance by a specialized architect - followed by the members making up the joint building venture condominium. Advice and help is available from the state agency for joint building ventures.

So it is clear that the ways of acquiring somewhere to live in HafenCity are almost as diverse and as varied as the range of accommodation to be found in this new part of town itself.
