What is the cost of accommodation in HafenCity?
More and more visitors are coming to HafenCity, strolling through the new neighborhoods - and some will be playing with the idea of moving in. So it stands to reason that the question of rents and purchase prices is at the forefront in such decisions.
All buildings in this new part of town are of top quality, built to designs that are the result of architectural competitions. Local conditions demand that buildings are flood-protected and shielded from noise from port installations; high buildings also need to withstand severe winds. Many of the buildings fulfill high sustainability criteria too, for example through their low primary energy requirements. It’s a given that all buildings have integrated underground parking garages. Because of these exacting requirements, rentals in HafenCity cost an average EUR 2-3 sq. m more than comparative new-builds in inner-city areas.
On Dalmannkai, for example, the price per square meter on the open rental market works out at EUR 12 to 18, while housing cooperatives offer accommodation at between EUR 9 and 13.5 per sq. m. Prices for apartments - which are all sold by now - reached between EUR 3,000 and 4,500 per sq. m, with the luxury segment running at EUR 6,000 to 8,000 per sq. m. Some one-off projects, such as exclusive penthouses, brought in more than EUR 10,000 sq. m.
The sheer breadth of this price spectrum indicates the large range of accommodation choices available. This is in line with the objective of creating HafenCity as a versatile district with a mixed population structure. This is why construction sites destined for residential buildings are not sold to the highest bidder but, in contrast to commercial plots, at consistently reduced, previously fixed prices, to investors with the most convincing concepts: this is illustrated by the fact that Dalmannkai boasts reasonably priced accommodation for families realized by six cooperative housing corporations and three condominiums, as well as a housing project for seniors. For about 1,500 people, the neighborhood around Am Sandtorkai/Dalmannkai is already home; more housing is taking shape on Strandkai, Am Sandtorpark and in Überseequartier.
All in all, one third of the whole planned usable space in HafenCity will be developed for residential purposes; the 5,500 homes to accommodate the new community’s 12,000 residents will contain more than 600,000 sq. m gross floor area (GFA). This represents an enormous increase in available housing space for the whole inner city. The emphasis in those neighborhoods still to be built will be on a variety of concepts. The upcoming developments will include a high proportion of rental property (through cooperative housing corporations, for example), but also condominiums. So living in HafenCity is and will be very attractive to large segments of the population, even if it means accommodation is financially demanding.
