Who lives in HafenCity?
The range of living accommodation available in HafenCity is exceptional and is notable for its wide conceptual variety, a feature which has been underpinned through involvement of many different developers. The spectrum of housing on offer in Am Sandtorkai / Dalmannkai, the first neighborhood to be realized, encompasses everything from rented and privately owned apartments at different price levels, to homes offered by cooperative housing corporations and joint building ventures, through specialized developments aimed at particular target groups such as seniors. In an effort to extend this range even further to include even more reasonably priced housing, the first subsidized homes are to be built in Am Lohsepark neighborhood. The variety of different concepts, price levels and architecture is one reason why people of all ages and from the most differing lifestyles become interested in HafenCity.
One group of HafenCity residents is made up of young couples and single people who like the idea of living in the city center, yet also on the waterfront. For this group, the prime motivators are the high quality of interior design available, combined with the density of after-work options close to the city, and good mobility (closeness to railroad and airport).
Many families made their decision to move to HafenCity at a very early stage of its development - certainly long before the opening of any child-care facilities or the school in 2009. They show particular interest in ground floor apartments with direct access to a leafy inner courtyard. Parents appreciate the fact that HafenCity makes it easier to combine a job and family: there are excellent child-care facilities and the central location means that many workplaces are close by.
Couples over 50 are another strongly represented group: after their children have moved out, they want a change of living situation. They often gravitate towards central residential areas with stimulating surroundings, where they hope new impulses will enrich their life.
Finally, HafenCity is also attractive to seniors whose working lives are over and who target HafenCity as their residence for retirement. They are looking for an opportunity to be able to make the most of the newly won leisure time in their lives, with attractive activities in their home neighborhood (culture, events, a chance to get involved) and a lively social scene.
The structure of HafenCity residents is remarkable because of its high degree of heterogeneity: a range of accommodation typologies is available to suit all kinds of social expectations and financial options, for example for rent or to buy, in mid or higher price segments, as well as luxury projects. Publicly assisted housing will soon be available too in the Am Lohsepark area, which will expand the range of both economic and social options even further.
The special attraction of HafenCity neighborhoods therefore lies in the intermingling at close quarters of the most varied lifestyles (in terms of age, household size, main home location, mobility rate, combination of home/work).
